Residential Construction

With so many companies relocating to North Texas, as well as a robust job market, we continue to experience a population boom. Residents need a place to live, and home builders are working as quickly as possible to meet the demand.

However, some buyers are finding out that many laws in Texas favor the contractor. Did you know there is no licensing requirement to become a home builder? In fact, there are more State requirements to cut hair than build a house.

What does that mean for a buyer? In some cases, homeowners are left to fend for themselves when it comes to defects – even if the home is still under warranty. Foundation issues, faulty wiring, poor workmanship, plumbing issues can all cost a homeowner thousands of dollars to repair.

How can you protect yourself? According to the Professional Home Warranty Corporation, here some tips before you buy a new home:

  • Hire an attorney to read the contract before you sign it
  • Hire your own inspector before closing and moving in
  • Request a tour by the builder of previously built homes
  • Ask for three references of former customers and talk to them
  • Call a couple of real estate agents where your home is being built, and ask for their insight about the builders in the area
  • Be willing to walk away if a builder cannot provide basic assurances

Buying a new home is an exciting time and a wonderful accomplishment. Make sure you spend as much as vetting the builder as you do shopping for flooring and counter tops.
